Debt Placement

We provide private short term debt funding to small to midsize developers/general contractors primarily in Chicago. The placed debt is used for the purchase and rehabilitation of residential real estate and at times to help complete existing projects if the lien position and loan to value meet our requirements.

The primary collateral for funding is the subject property. We base our funding on the “After Repair Value” as determined by the managing partners. Our loan to value will at no time exceed 70% and we are always in the first lien position.

Eligible properties include:

  • Single-family homes
  • 2-6 Unit buildings
