Property Management
Marketing – Utilizing our contacts and experience in the industry allows us to choose from an array of potential sources for finding qualified tenants. Some of those sources include the Chicago Housing Authority web site, the MLS, Craigs List, Signage, Word of Mouth and Trusted Brokers in the areas we serve.
Screening – Our screening process involves a background check, credit check, application audit and a reference check. We verify employment, speak to previous landlords and conduct face to face interviews with each potential tenant.
Processing – After a tenant qualifies to rent the processing stage beings immediately. We use a lease that is compliant with all laws including those set forth by the Real Estate Commission and all Fair Housing Laws as well as state laws. Section 8 tenants are processed according to CHA guidelines which involves a two to six week time frame from approval to move in. A security deposit is collected up front.
Collections of rent and other payments – Our collection process is professional but tough and we are very diligent in collecting rent in a timely manner to ensure positive cash flow. We set the expectation early on so that the tenants understand that their rent must be paid on time. In addition, as the rent payments come in, they are quickly disbursed through electronic direct deposit or standard check.
Maintenance – Each property is assigned a professional crew for any necessary repairs and weekly maintenance. We provide 24 hour response time with emergency services available as needed. A quarterly inspection is conducted on each unit as well as a yearly property inspection of all systems and structures.
Accounting – Each property has its own individual financial statement managed by a trusted third party CPA. We can provide numerous reports including tenant rental histories, work order history, property rental histories, and profit and loss statements.
Legal – Constentus Group has partnered with experienced well respected attorneys who specialize in all matters pertaining to real estate.
